I founded a side business in 2023 called Hoeferkamp Home Central, a home and design management company. This new company is separate from my brokerage firm, Hoeferkamp Real Estate (my "day job"), which is doing great and NOT for sale (I am wrapping up my 3rd best year in home sales since 1990!). Home Central is a new twist on property management that works only with homeowners of single family homes, no rentals. I began the company to serve those who were asking me for trusted contractor referrals weekly for many years, and to assist those who needed more hands on help. It does not require separate licensing for the owner or staff, real estate or otherwise. This new company is not blossoming the way I imagined due to my inability to devote enough time to it, and I am looking for a new owner who can realize my vision I have for this tremendous opportunity for an entirely new industry, Home and Design Management.

Home Central serves as a meeting ground, a crossroads where homeowners, contractors, suppliers, designers and professional advisors (that's Home Central) come together to create and maintain safe and beautiful homes. I want homeowners to elevate their lifestyle and live their best life. So much living is done at home, let's make it their best experience. And when it's time to move, they will feel great handing the well-cared for home to the next owner, and know they will love it too.

Home Central offer 3 levels of service to clients involving known and vetted contractors and designers, communications, scheduling, onsite and virtual oversight, contract reviews, meetings, note and file storage, and billing. My company has positions for a service manager, design manager and operations, not all of which are filled right now. If this idea strikes a chord with you or someone you know, let's talk about it and see if you or they wish to pursue taking it over. The price is under $10,000, and includes 2 years of P&Ls, very small client base, legal filings, client agreement, job descriptions of staffing with employee handbook, payroll setup, public website with domain www.HomeCentralSTL.com, 3 emails in Workspace, operations website with private client and contractor portals, checking account, liability insurance, service manager phone with number, office number with routing, and more. Most importantly, I can discuss the background and theories behind the vision, alternatives, what worked and what didn't, etc, priceless information if someone really wants to run with this creation.

It is best suited for (1) someone to step into the role of owner and service manager and take over the existing structure, adapt and grow, or (2) an existing property manager looking to expand their business with a new department they can grow exponentially, as there is no significant operator in this new industry yet in St Louis, or around the country that I am aware of. I truly believe this service will take off quickly and grow into a multi-billion dollar industry in the near future, easily migrating and adapting to new markets around the country.

If I am unsuccessful in selling the business, I will likely shut it down in Q1 of 2026. I would like to deal with the disposition of the business mechanics over the winter, as I will be quite busy again come spring with home selling.
